The Leelanau Township Zoning Ordinance requires that Land Use Permits be obtained prior to construction of any building or structure, or alteration of any existing structure that requires the use of more land, or to establish a new use for any premises.A Site Evaluation Application and a Land Use Permit application, including a legal description of the lot and a site plan (sketch) must be completed and submitted to the Township Zoning Administrator. If required, a site evaluation will be performed to verify application details BEFORE a Land Use Permit can be issued.(This is a new procedure and may extend the time between the application for and actual issuance of a Land Use Permit.) A copy of required MDEQ permits, driveway permits from the Leelanau County Road Commission or MDOT, the Soil Erosion Permit from the Leelanau Conservation District, and, if applicable, a copy of the Benzie/Leelanau Health Department permit for well/septic, must be submitted with the application.No building, structure or any portion of any structure, or fuel tank may encroach upon setbacks established for each zoning district.Incomplete applications will be returned.
The fee for a Land Use Permit from Leelanau Township is $.10 per square footage of land coverage - including any decks, ramps, overhangs, etc.Example - 1200 sq. ft. X $.10 = $120.00.
